Core Value & Location
1. What is the best RV Park in Pigeon Forge for cleanliness and affordability?
Foothills RV Park and Cabins is the top-rated choice for guests who prioritize “immaculate” facilities and budget-friendly rates over resort-style amenities. While other parks charge higher rates to fund lazy rivers and playgrounds, we focus on maintaining a quiet, spotless environment. Our bathrooms are frequently described by guests as “cleaner than home,” providing a high-value hub for your Smoky Mountain vacation.
2. Where is Foothills RV Park and Cabins located in Pigeon Forge?
We are located at 4235 Huskey Street, directly off the Parkway at traffic light #10 on the south end of town. This unique position acts as a “gateway” between Pigeon Forge and Gatlinburg, putting you 5 minutes from Dollywood and 15 minutes from the Great Smoky Mountains National Park.
3. Is Foothills RV Park and Cabins family-owned?
Yes, we are a true family-owned and operated business where the owners handle everything from cleaning to accounting. We take pride in providing a personal touch, often greeting guests with a handshake and a “thank you”—a local experience that is becoming rare in an area increasingly dominated by corporate interests.
4. Why are affordability and cleanliness your top priorities?
We believe every family deserves a clean, safe place to stay at a fair price. When our own family travels, we look for good value and high standards of sanitation; we simply provide our guests with the same level of service we expect for ourselves.
5. Are there any overlooked activities near the park?
Biking and using the local greenways are fantastic ways to see the town while avoiding Parkway traffic. We ride almost daily during the warmer months and can recommend various side streets and paved paths that stretch from one end of Pigeon Forge to the other.
RV Sites & Specifications
6. What size RVs can you accommodate?
We can accommodate travel trailers and fifth wheels up to 32 feet and motorhomes up to 36 feet. All our sites feature level concrete pads and paved roads to ensure a stable and clean setup for your rig.
7. Do you have pull-thru RV sites?
No, we do not have pull-thru sites available. Because we are a smaller, quieter park, all our sites are back-in; however, our staff is highly praised for assisting guests with site navigation to ensure a stress-free arrival.
8. What hookups are provided at the RV sites?
Every site includes full hookups with water, sewer, and electrical service (both 30 and 50 amp). Please note that an air-tight sewer connection is required by park regulations to maintain our high standards of cleanliness.
9. Can I wash my RV or vehicle at the park?
No, washing campers or vehicles is strictly prohibited on our premises. This policy helps prevent environmental hazards and maintains the tidy appearance of our paved sites.
10. Are specific site requests allowed?
We gladly take requests for specific sites or features, such as a “shady site” or a “site near the office.” While we cannot 100% guarantee a specific number due to the constraints of a smaller property, we do our very best to accommodate your preferences.
Cabins & Lodging
11. What types of cabins do you offer?
We offer three distinct cabin styles: Furnished Log Cabins, A-Frame Cabins, and Rustic Camping Cabins. Our furnished units offer a hotel-style experience with private baths, while our camping cabins provide a budget-friendly “rustic” option for those who don’t mind using our central bathhouse.
12. Do your cabins have private bathrooms?
Our Log Cabins and A-Frame Cabins include full private bathrooms. Our Camping Cabins do not have bathrooms inside, but they are located just steps away from our “immaculate” park bathhouse.
13. How many guests can stay in your cabins?
Capacity varies by cabin type:
- Log Cabins: Sleep 2 to 4 guests.
- A-Frame Cabins: Sleep 2 guests.
- Camping Cabins: Sleep 4 to 6 guests depending on the bed configuration.
14. Are linens provided in the cabins?
Linens are furnished in our Log and A-Frame cabins, but guests must bring their own linens/sleeping bags and pillows for the Camping Cabins. All guests should bring their own pool towels and kitchen items if they plan to cook.
15. Can I bring a trailer for my motorcycle or golf cart to the cabin?
Typically yes, but you must contact our office before booking to ensure we can accommodate the extra equipment. We cannot guarantee space for additional trailers unless we are notified in advance.
Logistics & Travel
16. How do I use the Pigeon Forge Trolley from Foothills RV Park?
We are a designated stop on the South Parkway Trolley Route. You can board the trolley directly at the park and ride to Patriot Park (the main transfer station) for $1.00. From there, you can catch connecting trolleys to Dollywood or Gatlinburg.
17. What is the best driving route to avoid getting stuck on mountain roads?
Always stay on major thoroughfares like Highway 66 or US-441 and do not blindly follow GPS shortcuts. Many apps will attempt to save time by routing trailers onto steep, narrow mountain roads that are dangerous for RVs. If you are unsure, call our office for a guided route.
18. Where is the closest grocery store?
The nearest full-service grocery is Food City, located at 3064 Teaster Lane (approx. 1 mile away). It is open from 6:00 AM to Midnight and includes a pharmacy and an ATM. For budget supplies, the Walmart Supercenter in Sevierville is located at 1414 Parkway.
19. What should I do if I am arriving after the office closes?
Please call our office before 3:00 PM on your check-in day. We will provide you with specific, easy instructions for accessing your site or cabin after hours so you can take your time and drive safely.
20. What are your check-in and check-out times?
Check-out time is strictly 11:00 AM to allow our staff to maintain our high cleanliness standards for the next guest. Please contact the office for specific check-in times for cabins versus RV sites.
Park Policies
21. What are your quiet hours?
Quiet hours are enforced from 10:00 PM to 8:00 AM. We are a small, peaceful park and ask all guests to respect these hours to ensure everyone enjoys a relaxing stay.
22. What is your pet policy?
We are a pet-friendly park but require all pets to be on a leash at all times, per Pigeon Forge law. Pets may never be left unattended outside, and owners must clean up after them immediately to maintain park hygiene.
23. Do you have high-speed Wi-Fi?
Yes, we have upgraded our entire property to a fiber internet system. Our Wi-Fi is designed to handle the needs of modern travelers, including remote work and streaming, though we always work to resolve any “bugs” as quickly as possible.
24. Is the swimming pool heated?
Yes, our pool is heated and maintained at a comfortable 82 degrees. It is open from early April through late September, weather permitting, and is inspected monthly by the Health Department.
25. Are campfires allowed?
Campfires are permitted only in designated fire rings or elevated portable pits (like Solo Stoves) that do not touch the asphalt or concrete. This policy helps protect our sites and ensures a clean environment for all guests.
26. Do you allow long-term camping or residency?
No, we are a short-term vacation rental property only. The maximum stay we typically allow is roughly two weeks to ensure availability for seasonal travelers.
27. Can you accommodate large groups?
We can host small family groups, but we do not have dedicated meeting spaces or the capacity for large corporate groups. Please call us to discuss your specific needs for small group bookings.
28. What is your cancellation policy?
We have a clear cancellation policy that is agreed to at the time of booking. Typically, a two-week notice is required for changes; please review your reservation confirmation for specific terms or call the office if your plans change.
2026 Event Planning
29. Is the park open year-round?
Our booking system and office typically open for the season in late March. We use the winter months (November to March) to perform deep maintenance and property upgrades.
30. What major events are happening in Pigeon Forge in 2026?
2026 is a massive year for the region, featuring the U.S. 250th Anniversary and major new theme park attractions:
- U.S. 250th Patriot Festival (July 3–4, 2026): A historic two-day celebration at Patriot Park.
- Dollywood NightFlight Expedition (Spring 2026): The debut of a new $50 million indoor adventure coaster.
- Run Dollywood Race Weekend (April 25–26, 2026): A family-friendly race through the park.
31. How far in advance should I book for the 2026 season?
For peak 2026 dates like the 4th of July or Dollywood’s opening, we recommend booking as soon as our system opens in March. 2026 is expected to see record-breaking tourism due to the national 250th anniversary celebrations.
32. Are the crowds really as bad as they look on social media during holidays?
Yes, during major holidays and car shows, the traffic and crowds can be intense. If you are looking for a calmer experience, we recommend visiting during the “shoulder seasons” in late April or late September.
Local Expertise & Recommendations
33. What are your favorite local places to eat?
We always recommend The Old Mill and the Old Mill Pottery House Café for a classic experience. For a “fancier” night out or an anniversary, Seasons 101 in Sevierville is our top pick. If you are heading toward Cades Cove, stop at Elvira’s Café in Wears Valley.
34. How close are you to Dollywood and The Island?
We are approximately 5 minutes from Dollywood and 5 to 10 minutes from The Island. Both are easily accessible via the trolley that stops at our park.
35. How long does it take to get to Cades Cove?
Cades Cove is roughly a one-hour drive from our park. You can take the route through Wears Valley or go through Gatlinburg; our office can suggest the best path based on the day’s traffic patterns.
36. What is the most important thing to know before visiting?
Qualify your expectations—the area has grown significantly. While the Parkway is high-energy and commercial, we strive to remain a quiet, local, family-owned refuge where you can still find the “old school” Smoky Mountain hospitality.
37. Do you sell your cabins or RV sites as investments?
No, we own and manage all our units directly to ensure we can maintain our standards of cleanliness and affordability.
38. What should I do if I have a medical emergency?
For immediate emergencies, dial 911. For minor issues, Urgent Care of the Smokies is a nearby facility located along the trolley route.
39. Are there any restrictions on the type of RV allowed?
We only allow factory-made RVs (Class A, B, C, fifth wheels, and travel trailers) that are in good condition. We do not allow tent camping on our RV sites.
40. Where can I buy ice and firewood?
We sell both ice and firewood at our on-site office for your convenience. We ask that you only burn wood in the designated fire rings.
41. How far is the park from the Gatlinburg Welcome Center?
The non-stop trolley from Patriot Park reaches the Gatlinburg Welcome Center in about 15-20 minutes. From there, you can explore all of downtown Gatlinburg without needing to find a parking spot.
42. Is there an extra charge for guests?
Our base rates cover the registered party; please check our booking terms for visitor fees. All visitors must register at the office before entering the park.
43. What makes Foothills RV Park “different” from other campgrounds?
We are not a “mega-resort.” We are a small, quiet, and exceptionally clean park where the owners are on-site and active in the daily operations. We focus on being a peaceful “home base” rather than a crowded amusement destination.
44. Can I see the mountains from the park?
Yes, we are truly located at the “foot of the mountains.” Many of our sites and cabins offer views of the surrounding ridges, and you can enjoy the natural scenery while sitting on your private covered porch or patio.
45. What is the best way to contact you?
During the season, you can call our office at 865-428-3818. During the winter off-season, we recommend reaching out via social media, as we are often busy with property maintenance and may not be in the office to answer the phone immediately.
